Description

The Project was conceived in the year 2008 and the concept Architect was a Singapore based Firm – Forum Architect Pte Ltd.. The Site is located on Anna Salai (formerly Mount Road) at Central Chennai. The Site is L-Shaped and narrow. Naturally, the Building also took the shape of the Site. The intent from the Developer was to achieve a LEED Gold rated Commercial Building as well as to achieve the maximum possible FSI. Therefore, an 11 Storeyed building with two Basements was conceived. The initial concept of having an office building entirely was altered when the upper six floors of the front wing was sold out to become a Hotel.

The main challenge in the construction of this building was to accommodate all services related to the Hotel and the Office requirements and the Construction of the Basement itself since the Site had high water table. Excavating, dewatering, and storing of the material in the Site had to be planned properly which was complicated due to the limited setbacks and restricted entry and exit points.

To meet with the parking requirements, a 3 tier mechanical parking system in the Basement was provided. The Stilt in the rear wing houses the DG sets and limited parking. Architecture Red was involved in creating the façade treatment for the building. Heat gain into the building is minimized by the staggered punched windows in the South east, North, and West façade. The front elevation is provided with perforated metal and horizontal louvers to protect the interiors from the direct sunlight and glare.

The landscape is restrained since the Site is narrow and most of the space is occupied by parking. The little area which could be salvaged has interesting hardscape with green sprinkled selectively.
